Greetings,

I might become a landlord in the near future, and would like to know
what type of info I can get if I run a credit check on somebody,
specifically what type of credit info is provided, and would I be able
to find out if someone has or has had an account with gas or electric
companies? What about phone service contracts?...both cellular and
land lines? Would addresses be provided? Is there another commonly
used background check that landlords use that would provide such
information all in one shot?

Thanks Much!

Sorry about the multiple post. I am busy working on something. Anyways
a credit check will not tell you if a indiviual has utlitys in there
name unless they have become deliquent on their payments and they have
been reported to a credit agency.

Just to clarify, based on the misunderstanding in the previous
comments, the credit report that a consumer sees about themself is
different from a credit report that a business or landlord would see
if they run a credit check on someone else. Any credit account that
has been reported to the agency providing the report will show up as
well as current and former address, and current and former employers
if these have been reported to the agency.

hi "research_help",

thanks for the clarification. with that said, could you tell me in
what case a credit account would be reported to the agency? would it
be only if there was a delinquency?

thanks.

All major credit issuers (providers of Visa, MasterCard, Discover,
American Express, mortgages, car financing)report accounts to the 3
major credit bureaus. They report on time payments, late payments,
disputes, and account closures, not just delinquencies.

When a tri-merge is pulled for an individual all 3 bureaus report
(transunion, equifax, experian). The best credit and most detailed is
run through Credco (www.credco.com). You set various preferences such
as credit history for twelve months thru seven years. It will let you
know year and month of delinquency and how many times the individual
was late if any. When the credit is pulled it shows you the date of
birth and verifies It will show you how many times the credit was run
in the last 90 days(most common)but can ask for further back history.
The credit report will show you if the person has any judgments or tax
liens against them. It also will show you current job company along
with title and address. How long at the current employer and last few
jobs had. Last but least any names he also goes by. The only way to
find out how a person pay history is cell phones, land lines,
electric, gas is if you do a credit supplement. What this means need
to get account numbers for those accounts and have the credit
company(credco) do the credit check on those accounts.

Hope this answered your question.
