My parents signed a quitclaim deed naming their three children as
grantees on their home located in Ramsey County, Minnesota.  My mother
has recently passed away and my father is selling his home.  One child
has decided to block the sale, until my father guarantees she will
receive one-fourth of the proceeds from the sale of the home.  There
was additional language included on the quitclaim as follows: 
"RESERVING UNTO THE GRANTORS THE RIGHT DURING THE REMAINDER OF THEIR
NATURAL LIVES TO THE USE, OCCUPANCY, RENTS AND PROFITS OF AND FROM THE
DEMISED PREMISES.  THE TOTAL CONSIDERATION FOR THE WITHIN TRANSFER IS
LESS THAN $500.00"

HI,
you need a lawyer, even if someone here can give pretty clear
information (see the disclaimer at the bottom of the page).
I would have thought that after the quitclaim deed, your father had
relinquished ownership of the house, so that he was no longer in a
position to sell it without the 3 children's agreement, that is, that
"...RENTS AND PROFITS OF AND FROM THE DEMISED PREMISES" could not mean
profit from selling the house.

The lawyer who drew up the quitclaim deed should be able to help you,
and probably any other lawyer.
