My son is attending Drexel University and I am considering purchase of
a residence in the area for him to live in.  I am interested in
multi-tennant residences with 4-6 bedrooms.  The extra space would be
rented to other students and my son would be the on-site "manager" of
the property.

Now for the question:
1) What are the real estate price trends over the past 10 years for
the area surrouning Drexel and University of PA?  I'm particularly
interested in pricing for muli-occupancy units
2) What are typical rents charged in this area?   Particularly for 1,
2, or 3 bedroom units.
3) What are typical occupancy rates in this area?
4) What are typical charges for property management in the area - and
is there a list of reputable companies.

To narrow down the focus a bit I am curently considering properties on
Baring St., Spring Garden and Chestnut streets

Hello -

For your first sub-question, I have a listing comprised of dozens of
individual houses, with pictures, that have sold over each of the past
ten years, listed with "asking price" and "sold price."  Will this
suffice for that subquestion?

Hello ctdad-

I'm told by more than one credible source that long term trends in
this area are of no statistical value.  The only data that matter are
from the last couple years.

With this in mind, I have all the information you're seeking for your
remaining questions, with alterations to your first question as I
previously mentioned.

Would you be interested in this at a lower question list price?  If
so, please change the List Price of your question to a lower one that
you deem appropriate, and I can post an answer for you.
