What is the relationship between the headquarters of national real
estate companies like ReMax and Coldwell Banker and their franchisees
(if indeed individual offices are franchisees)? What services do the
parent companies provide individual brokers and their offices, and
what requirements do they make of them?

What is a "hybrid franchise structure"? Does the term imply that,
while many (most?) local offices are owned wholly by franchisees,
others are owned by the parent companies, such as ReMax and Coldwell
Banker?

Many offices are franchised. The parent company offers national
advertising, and training for the owner/manager. Sometimes legal help
on updating standardized forms and contracts.  Mostly advertising.

You may want to check out the book "Millionaire Real Estate Agent" by
Gary Keller of Keller Williams real estate. I have no affilliation
with the company or it's author, but I found in this book a very
thorough and complete plan to build a real estate business from
scratch using a hybrid franchise structure.  There appears to be a
heavy emphasis on recruiting, and they seem to have shifted the
compensation model away from the conventional broker/agent model
toward profit sharing. They must have done something right, as they
have grown to be in the top 5 national brokers within as many years.
