A 1031 tax-deferred exchange (also know as a "tax-free exchange") is
where a seller sells property then places the proceeds with an
exchange accommodator.  The seller then selects another like-kind
property and purchases it with funds from his exchange account. This
is the 1031 tax-deferred exchange process.

I have a dynamic and valuable piece of property and business in
Arizona. It is 62,000 sq. ft of real estate on which is located a
high-end restaurant.  I want to market this property by utilizing a
1031 tax-deferred exchange for 2.1 million dollars from an exchange
accommodator. There is a great deal of activity in 1031 exchanges in
this area, primarily sourced from California.

What I am trying to find is 3-4 California based exchange services
(accommodators) that are market leaders having proven records and
clients that can afford a real estate deal of this magnitude.

I would like 1 Company from the San Diego area, 2 companies in the Los
Angeles or greater Los Angeles area and 1 from the San Francisco area.
I need company name, contact name of their best exchange producer,
Company address and telephone number. I also need to know if they
accept outside solicitations from potential sellers, but most
importantly, I need some research data showing their capabilities,
performance, history and the reasons why one particular company has
been selected over others.

Secondly, I need the name, address and fax/ phone numbers of any
publications or media that exclusively advertise properties for
exchange utilizing the 1031 tax-deferred exchange method. The
publication or media can be localized by state, region or nationwide.

There is the potential for a substantial tip, depending on the type of
information found.

Go to www.1031.org and you will find a website listing all the 1031
exchange companies belonging to the Federation of Exchange
Accommodators.  You can search by geographic region and select the
ones that you feel are most helpful.

As for your second question, you can go to www.ticassoc.org and here
you will find a trade organization whose members specializes in
replacement property options for 1031 exchange clients.  Again, you
will be able to contact the members you feel best fit your needs and
go from there.
