What rights do I have as a NYC tenant to renew my lease when the
landlord has not offered a renewal, but we have been living her for
six years.  We are in a provate Co--Op, which is not rent stabilized. 
We moved in 7/15/99, lease expired 8/1/2006, and we do not ant to
leave.  Do we have a right to stay?  The lease states that the tenant
must give written notice 30 days in advance to not renew, but what are
the landlord's responsibilities?  This is especially complicated
because a) maintenance was not done on time and we paid priivately b)
by doing so, there were months that our payments were late.  Please
advise
