We are in a quandary with a property + home we recently purchased. The
property is on 1/2 of a lot that was recently subdivided. There is in
fact a survey on record that shows this subdivision. However, we
recently discovered that the city was taxing us as if we owned both
halves of the lot. This was very curious because we knew that the
other 1/2 of the lot was sold to someone else.

Upon reviewing the deeds we discovered that the other 1/2 of the lot
(an empty parcel) was not only sold to another buyer (first), but also to
us (sold twice!). So technically we don't even own our parcel(?), yet we
are paying taxes on both (not to mention the mortgage), and the other
buyer has not paid any taxes. After talking with several people it seems
as though we will have to file a correction deed (to indicate the
correct parcel we actually own).

My question is, what process do we go through to file a correction
deed in Milwaukee County, Wisconsin and if there are any procedural or
legal costs involved, who should be liable for them? (My first thought
is the title insurance company). How do we resolve the tax liability
(can we get a refund)?
