How do qualitative factors like the condition of an asset impact a
final lease or buy decision?

your subject contradicts the question. You would always use different
factors for buying a home and for buying a real estate asset. Your
home is NEVER an asset because assets have income attached to them.
Since your home is not earning money for you it cannot be an asset.
