What great ideas! Thank you everyone. I am selling preconstruction
waterfront properties in Florida in the form of LLLP (Limited
liability limited partnership) Each partnership which closes at
$500,000 leverages at $2,125,000. The general partners purchase sales
contracts on 5-8 properties. 18 months later they sell the sales
contracts before settlement and close out the partnership. Investors
have recieved back anywhere between 45% to 300%! A lot better than my
IRA which only gave me 4%! The partnerships are IRA qualified. I hope
that answers your question in better detail. Thanks for responding.

For example, by writing a short booklet/brochure on the subject, and
offering to send it for free to people interested in the subject,
throgh your website.

There are three answers.

1) Take out an ad in the local papers or give a free or inexpensive
seminar and list it in the papers calendar section probably for free

2) If you live near a decent sized library look for the SRDS Direct
Marketing List Source. In it you can find the lists of people whom
have bought real estate investment programs and where you can purchase
them.

3) The best and easiest way (most exspensive)would be to look in the
yellow pages for a mailing list broker just call them and they can
research a list of people by many criteria so that you get very
targeted responce to your offer. You can select your list by
geography, gender, with phone numbers, demographics, whether or not
they use credit cards, amount they purchased IE above $200, how
recently they purchased (very important most recent is the best)
Each select will cost you a little more money but will give you
much better results.
Also if you are selling a product or service some lists will not
rent to you if they feel you are competing.
Expect to pay around $100 per thousand names with a 5,000 minimum
order, but you can always negotiate.
If you clarify what you are trying to do I could give an even better answer.
