For Pafalafa-Ga

I need someone to find some "Hard Money" lenders.They basicly lend
money for real estate without regarding credit and previous
bankruptcies,etc.They lend money for a huge interest rate,usually
begining at 10%,and establish on the fact that the deal they are
lending on will pay for itself and especially if its for a project
that involves a vacant piece of land which will be developed,and then
sold or refinanced,the money owed will be given to the Hard Money
lender,plus interest.They roll their lending fees into the loan as
well (some do,some dont) and alot lend to the full LTV (Loan To
Value).I seek these lenders and especially those that give the full
LTV.Lenders all over the USA have access to lend in other states,so it
doesnt matter which state the lender is from,unless they restrict
themselves to certain ones,which means I need to tell you which state
I need the loan in,it is in the state of California.These lenders are
also sometimes called "Private Lenders".I am also looking for lenders
that loan based on the future equity of a house that needs work,or
vacant land tht will be developed.They lend the money,and when the
repairs or new construction is complete,they get payed by the equity
from the project.The owner either refinances or sells the property and
pays his debts.I believe these are called "Equity Lenders".

familiar with the sort of lenders you describe.
