I am looking for a small cottage - cabin in the area defined by a 30
to 40 mile radius of the intersection of the NE Extension of the PA
Turnplke (Rt 476) and Rt 80, this intersection is near the Hickory Run
State Park.

This can be a "seasonal" cottage that is not ready for winter use. 
This can be a "fixer - upper" that will need significant or even extensive work.

I do not need a lot of land, but if it comes with land ... OK.... 

Privacy is somewhat important. I know there are many developments that
have 0.3 acre lots and small houses built on top of each other..... I
am not looking to buy in a development where I can see every neighbor
and the neighbors live there year round.

If the place does not have electricity ... possibly OK.

If the place does not have heat ... OK, I plan on having a stove that
I will - can furnish and install.

Lake rights would be nice , but not mandatory.

I fish and hike a lot so I'll be heading out each Satruday and Sunday
to explore and play.

A small parcel of land with no buildings on it could work. I am not
adverse to setting my canmper on it and taking on the project of
developiong it further. I am not real anxious to go through all the
work of drilling a well, and septic and electrical tie-ins .... but
for the right price and the right loation I will do this.

I am a cash buyer. I am ready to move NOW. 

This will be my weekend - vacation retreat.

If a property farther west along Rt 80 comes up I am not too adverse
to considering it. I have season tickets for the Penn State football
games so being closer has some benefits.

I am meeting with a "seller" next week to discuss the sale of his
property near Nuangola along Rt 81 north of Rt 80. I mention this to
address the timing of my needs. He and I may "come to terms" and I may
be needing to make a decision in the next few weeks, the sooner I see
some options the better.

range? The more details you can give us, the better we'll be able to
help you. Is Armstrong County the county you'd like to stay in, or are
there other counties you'd like considered?

Target price is $30,000 to $90,000.

Armstrong County is far too west of the area I am looking for. I am
looking in the  Wilkesbarre - Scranton - Greentown ...eastern PA
Pocono Mountains.

The types of properties shown in the 12:56 and 12:58 PDT e-mails from
Nenna - ga on Sept 8th ( the second and third e-mails from nenna) are
very much in-line withthe type property I am looking for. the second
property (12:56 PDT e-mail ) looked great ... just too far west in the
state. the propoerty shown in the first e-mail was too much of a "real
-- normal " house ..... I am looking for a cottage/cabin in the woods

The one shown in the thrid e-amil was probably a little far north, and
probably in a bit too much of a comunity - development ... but it may
work.

Thanks for getting back to me so quickly. I appriciate the feedback,
if there are any other additional details you'd like to give me, I'll
be taking a look at this again tomorrow and working on it some more. I
do have a number of links and sites bookmarked to go through and a
number of agents I left messages with to call me back.
