What are the most popular rent collection methods in the US?  Any
meta-surveys out there?  For instance, do most property management
groups and landlords turn their bad debt over to a collection agency? 
If so, which ones are the most popular?

Also, is it possible to garnish a part of paychecks in most states to
recover lost rent?  Is there a contract template that landlords can
have tenants sign to make the garnishment process easier and more
effective in collecting back rent?
