I want to show that a specific piece of land right near water (eg a
river or bay) can be much more expensive than adjacent land to that
specific piece of land near water.
Find out what the square-meter price of land right near the water is,
and land near that land.
Just two examples are enough. Look in the following regions: near the
Thames (England), the Cote D'Azur (France), cape Cod (USA) or de Vecht river
(between Amsterdam and Utrecht, Holland), san francisco bay (USA)
Somehow it should be clear that the difference in price is caused by
the vicinity to the water, and not by an other phenomenon, such as the
house on it (I realize this is hard).

Hello tiesrijcken-ga,

There is lots of anecdotal evidence that waterfront properties cost
more than similar ones away from the water. I was able to find some
research reports that compare properties in a more systematic way but
they are not from the specific locations you named. Will this be
acceptable as an answer? I look forward to  your clarification.

the locations should be well known to everyone. "legendary" locations
such as the cote d'azur. you could send me the locations you found.

i am new to google search. are you able to send me the documents
(maybe in a later phase?)?

I'm afraid the studies and reports I found are not from your
"legendary" locations although there are lots of anecdotal comments in
various publications about how hot (and expensive) the market is in
waterfront properties. Since my quick search didn't turn up a
satisfactory answer I'm going to leave this question open for other
researchers. Good luck.
