Hello landrover1-ga,

What do you mean by "building projects size from 4-5 to 100"? Are you
asking about multi-family dwellings, i.e., apartment buildings,
condominiums, townhouses? You seem to be looking for such projects
that are currently available for rental/sale or are under
construction. Is this correct? It might help us with the research if
you gave us some more information about the context of your question.
I look forward to your clarification.

Hello again landrover1-ga,

Thank you for the clarification. It helps a lot. How many listings do
you expect as an acceptable answer to your question when you say
"Looking for all building projects"? Researchers are reluctant to
answer questions that ask for "all" of anything because most of the
time we can't be sure that we've found "all."

I've started researching your question and I haven't been able to
locate a directory of developers/builders or developments in the
territory you're asking about. This means that the research has to be
done city by city and builder by builder. This is very labor intensive
and I'd like to get clear about your expectations before I go further
with my search.

I note that this is the first question you've posted. Please review
these links on how Google Answers works, particularly the pricing and
let me know how many building projects in the Coachella Valley will
provide a satisfactory answer. Thanks.

I understand that "all" may have been a misnomer - we are looking for
the major projects developing in this area. I would imagine that 10 -
12 would be sufficient at this time... if you are able to find more
please let me know.

I will not have access to e-mail until Monday, Oct 10th... please come
up with what you can. This will be acceptable.

thanks

Hello again landrover1-ga,

The Coachella Valley real estate scene is booming with a variety of
developments ? most of them at the higher end including gated
communities, country clubs and golf resorts. I found lots of
information for you and you will be able to continue your research to
identify many more residential builders in the cities you?ve named. I
found a couple of web portals that provide comprehensive information
about what real estate is available in the Coachella Valley. You can
find hundreds of projects and they?re sorted by city or development
type.

In addition to the real estate portals, I?ve listed developers that
have multiple projects in the area and at least one
development/project for each of the cities you?ve listed. While
searching I discovered that some of the cities? planning departments
have very useful reports posted on the city?s website that show
approved and/or completed residential real estate developments. These
usually show the name of the project, the number of units
approved/built, and the name of the developer. These could be very
useful for you to identify additional builders for your research. You
may also want to contact the cities I omitted and find out if the
planning department keeps these records.

I was able to find many more than the 10-12 builders you specified. I
hope the wealth of resources will be helpful for your research.

Best wishes for your projects.

California Housing Boom to Continue
CBIA Chief Economist Forecasts 210,000 Permits Will Be Issued in 2005

Riverside/San Bernardino
Construction activity remains nothing short of sensational. In 2004,
the two-county area permitted more than 45,000 single-family units and
8,000 multifamily units, setting a 15-year record of 53,000. In 2005,
it is highly likely that the record will be matched and possibly
broken as development begins in the area between Murrieta and Hemet
and continues to prosper in the booming Coachella Valley area (Palm
Springs-Indio). We project a 2005 repeat of 2004: 45,000 single-family
units in 2005 and 8,000 multifamily units.

Scripps Investments & Loans Provides $5.45 Million in Financing for
Residential Project in Thousand Palms, CA

LA JOLLA, Calif., Aug. 8 -- Scripps Investments & Loans, a private
equity lender in La Jolla, California has provided Robert Road
Investment Group, LLC with $5.45 Million to acquire and develop Phase
III of the Ridgeview Home Community in Thousand Palms, CA. The
financing was structured as a 12-month loan, secured by a First Trust
Deed on the real property.

Affordable housing becoming scarce
With median home price at $345,000, out-of-towners fuel market, experts say

Cynthia Clipper of Palm Springs is still renting an apartment with her
7-year-old son, despite putting down a $1,000 deposit for a new home
in October 2003. She reserved a spot in the coming third phase of the
Ridgeview subdivision, being built by Alpine Development Group off
Ramon Road in Thousand Palms.

After several delays, construction has yet to start on the third
phase. While Clipper's been waiting, prices have been rising. What she
originally thought would be a $195,000 home will now likely cost more
than $300,000 when it is built.
