kim20-ga,

Pre-foreclosure information is normally made available at the county
level, and it's a huge undertaking to pull it together on a national
basis.

In fact, I know of only one site that provides pre-foreclosure
information nationwide, as part of their subscription service.

However, at the preforeclosure stage, there very often is not much
more information than the property information, and the details of the
lender.  Auction dates, lawyers, and so on have generally not been
established yet at the pre-foreclosure stage of the process.

A typical record in the database looks like this:

As you can see, a lot of info is included, but a lot is also N/A,
since the property is in such an early stage in the process.

The service offers a one-week free trial, but after than, there is a
fee for accessing the data.

there is a site giving details of address, amt owed, lenders name vs
borrowers name, dt. of auction & attorney info. i do have forwaded
emails on this sub. but i do not know the link. how can i send you
this email to help you in your research. could i fax it, or is there
any other way ? i'm not very computer savy.

I'm afraid we can't exchange emails.  However, you can post any
additional information you'd like me to see right here in these
Clarification boxes (but keep in mind, all information posted here is
publicly viewable).

You mentioned that county-level information is fine, but you didn't
say for what county!  If there's a particular area of interest to you,
please let me know.

In fact, please tell me as much context as you can for what you need
-- the better I understand what you're looking for, the better I can
focus my research.

As for the information sources, I'm not sure we mean the same thing by
"pre-foreclosure".  I think of this as finding information very early
in the process, as soon as a bank issues a notice of default.  This is
usually well before an auction date is set, or attornies have been
assigned, so such information is generally not available on
pre-foreclosure listings.

Glad to hear that the information above was what you needed.

The source for the information -- and as far as I know, the only
comprehensive commercial source for pre-foreclosure information -- is
RealtyTrac:

In the middle of the page is a link to sign up for a free one-week
trial.  Click this, fill in their application form, and you're off and
running for a week at no charge (you can conduct a property search
without signing up, but you can't see detailed listings until you sign
up for at least the free trial).

After the free trial period, they will begin billing you for their
service automatically, unless you cancel the service.

RealtyTrac offers daily updates of new properties by email, and I'm
sure you'll find this a valuable part of their service.

I'm not sure exactly what you mean...can you let me know in a bit more
detail what sort of experience you're having with RealtyTrac?

Please note that the service has different categories of listings --
Pre-Foreclosure, Auction, etc.

The earlier in the process, the more n/a's you're likely to see.  But
as the process moves forward, more and more of the blanks tend to get
filled in.

Sounds like you might be having some difficulties with the RealtyTrac
site.  If you're not used to accessing these types of data systems, it
can be a bit tricky at first.

Can you tell me what sorts of information you're looking for?  For
instance, is there a particular county, or zip code, or type of
property you are searching for?

Let me know what type of information you requested from RealtyTrac,
and what sort of results you're getting -- just post any relevant
information right here (but don't include any personal information
about yourself -- no full name, or email, etc).

With a better understanding of what you're after, I can hopefully
assist you further.

the properties i'm looking for have to be without a
listing/selling/real estate agent. i do not want properties listed
with realtors, as they tend to try sell at the market value.
i want to find properties that are still in the hands of the bank or
irs before they are taken to a realtor.

Those are exactly the types of properties ReatlyTrac lists under their
pre-foreclosure or bank-owned listings.  I still don't quite
understand what sort of difficulty you are having.

In addition to the RealtyTrac service, you may also want to have a
look at these two sites that list bank-owned properties known as
REO's:

The properties listed here have been repossessed by the federal government.

The properties listed here are owned by a private banking service.

i'm not looking for hud properties. as i said earlier i'm looking for
a site of pre-foreclosure properties not listed by realtors or agents.
there is a site which is listed without a middle man. look at the

Hello Kim.

The listings you posted do not look, to me, like pre-foreclosure listings.

Instead, these are listings for homes that have already been
repossessed by the bank...they even site the actual legal case
involved, such as "Flagstar Bank vs. Jacek Niemczura".

To my understanding of the process, these homes are already
foreclosed, and would not be considered pre-foreclosure.


That said, there are many sources of information that specialize in
providing information for particular areas of the country.  Since you
never mentioned what area you are most interested in, I provided the
RealtyTrac information for nationwide listings.

The information you cited seems to come from the Chicago Foreclosure Report:

They also offer a 7-day free trial, so I would suggest signing on, to

all foreclosures are made public, so you can go to the county court &
ask for the paper which is printed daily & free for the public. in
that you will find a site which you can suscribe to.
