A business broker agent has offered to sell my small restaurant
business in Orange County, California.  The restaurant has been open
for three months and is not profitable.

Once I sign the contract to list the business for sale, what are the
possible terms to revoke this contract?  Could I also decide to
replace the agent and still list the business for sale on the same
listing?  I am assuming the agent's contract is negotiable but I could
use some advice on how to negotiate this.

Also the agent is asking for an 8% commission, is this at the high or low end?

You could and should search to find the best rates and services
offered. Another alternative is using an auction service.

This is just a small piece of advice.
