My goal is to find or put together commercial build-to-suit excel
spreedsheet that will analyze and compute the development
profit.Basicly a formula that will give the developer a spread when
the bilding is finished. Every aspect of development from A to Z 
needs to be listed and taken in to anylize and arrive at a rent factor
for the tenant. An example would be a Walgreens drug stores.
The developer knows all his soft and hard costs, land costs and the building cost.
Theses assets are then sold to investors, typically ?1031? buyers.

You might want to check out RealData software, specifically their
Commercial/Industrial Development program:

It takes into account your hard and soft costs and produces a
first-year operating statement based on leases.

Sorry it's not in excel... but Argus is financial forecasting software
that I've used in the past.  It's not to bad to pick up and is very
versatile...
