The registration of land for the North-West Territories began in what
was known as Rupert's Land under "The North-West Territories Act,
1875". Prior to about 1870, Rupert's Land and the North-West
Territories had not been admitted to the Dominion yet.
I found the following passages online regarding land titles at the

1. "The first system of land registration introduced in the North-West
Territories (as it was then spelled and which in 1870 composed not
only what is now the Northwest Territories and the Yukon, but also the
Provinces of Manitoba, Sas- katchewan and Alberta) was not the Torrens
system; it was a title registry system. In the North-West Territories
Act, 1875 (Can.), c. 49, s. 54, the Parliament of Canada provided for
the appointment of a Registrar of Deeds for the North- West
Territories".
2. "Prior to the passage of the Territories Real Property Act, 1886
(Can.), c. 26, which came into effect January 1, 1887, and to which I
shall refer as the 1886 Act, a land registry system had been in effect
in the Territories which then, of course, included not just the
Northwest and Yukon Terri- tories as we now know them, but Alberta,
Saskatchewan and a large part of Manitoba. The system had
functioned under the aegis of the North-West Territories Act, 1875
(Can.), c. 49. Section 54 of that Act provided for the appointment
of a Registrar of Deeds who was to register all deeds and other
instruments relating to lands situate in any part of the North- West
Territories (as they were then called), "and which have been laid out
and surveyed by the Crown".
