Unit Investment Trusts are regulated by the Investment Company Act of 1940 (see the 3d link) which defines that they invest in securities. The definition of "securities" can be found under no. 36 on the 4th link. As I understood it, this only includes shares that are traded on an exchange, ie, not non-publicly traded stock. The 1st link is the most extensive discussion of UITs that I found.
