How many Garage Apartments are in the United States?

In most technical documents Garage Apartments are termed accessory
dwelling units.   I own GarageApartments.com which is why I ask the
question.  I'm trying to realize my market.  My informal definition
is:

A Garage Apartment is typically an efficiency or studio-style
apartment located above a garage. Loosely the term Garage Apartment is
used to describe any apartment that is separate in some way from a
main residence. The size of a Garage Apartment may range between 400 -
1000 square feet.

It may help you to know that in more genteel times the sort of
residence you are describing was also known as a "carriage house",
because it was located in the same "house" as where the carriages were
kept.
