looking for loan for a house.  title is clean but has been quick
claimed in last 30 days.  most banks lenders are requireing a 12 month
clean chain of title. looking for someone that will accept loan
without!

there are fewer and fewer lenders that will accept less than 12 months
on title especially with it being a quick claim deed. I would suggest
you call a broker with in your state that has access to 20+ lenders
and pose the question to them. I have had a company do a loan for one
of my clients that was only on title for 5 months (finance america,
has to be done through a broker. The reason for this is that most
lenders are afraid to be invovled in a "flip" because there has been
alot of fraud associated with this type of transaction.
