Dear davem942-ga:

Thank you for allowing me to answer your interesting question. During
the course of my research I was actually quite amazed at all the
wonderful attributes associated with the Lake Wallenpaupack,
Pennsylvania area. As a resident of an American resort city myself I
can fully appreciate the amenities the residents there enjoy. Here is
a list of reason why people choose Lake Wallenpaupack as their home as
opposed to other places:

Pocono Mountains and mountain related activities and benefits:
- hiking
- skiing/ski lodges
- camping
- bird and wildlife watching
- peace and quiet
- slower paced living
- colorful fall/autumn season
- beautiful winter season
- mild summer
- seclusion
- clean, fresh air/less pollution
- higher elevation
- beautiful scenery and vistas

Enormous lake (5,700 acres, 13 ½ miles long with 52 miles of
shoreline) and marine related activities and benefits:
- fishing
- skiing
- swimming
- diving
- boating/canoeing/kayaking
- lodging/camping
- six different recreation areas (and that?s just counting the ones on
the lake alone).

Real Estate Incentives:
- Land home packages

- New construction

- Open spaces/optional lots or acreage

According to City-Data.com, Hawley, Pennsylvania, the primary town of
Lake Wallenpaupack, is made up of roughly 95% Caucasian residents (of
whom 27.9% are of German heritage and 24.9% are of Irish heritage) a
sensitive issue perhaps that some people moving there undoubtedly find
appealing.

More than 80% of the population are high school graduates and almost a
full 25% of the residents there hold college or professional degrees.
The average age of the permanent population is 40 years old. Almost
half the residents are married and settled down and the divorce rate
is little more than 11%, which attests perhaps to the happiness factor
in the community overall. Hawley has a remarkably low crime rate; so
much so that it employs only 4 part time police officers. The median
house value is about $85,000. There are three hospitals within a 25
mile radius, and six airports and seven colleges within a 60 mile
radius.

Even the business district appears to sufficiently well-rounded with
all manner of services:

Much the same is true with nearby Palmyra township:
96.6% White Non-Hispanic (again, a sensitive social issue that may
appeal to some and not others)
Median age about 45
Median price asked for vacant for-sale houses in 2000: $74,400

Personally, I thought this place was quite impressive; amazing for
what it offers in terms of leisure activities alone. Someday I?d love
to visit there. Thank YOU for pointing it out to me.

I hope you find that my answer exceeds your expectations. If you have
any questions about my research please post a clarification request
prior to rating the answer. Otherwise I welcome your rating and your
final comments and I look forward to working with you again in the
near future. Thank you for bringing your question to us.

What are the top 6 reasons why people come to the area and buy homes.

I'd like to help you with that but it's actually a seperate question -
and one, by the way, that I don't believe can be answered since there
seems to be no official top ten list on the subject. Otherwise I hope
what I've managed to provide you with in response to your original
question is sufficient. If you examine the research I've posted you
can already clearly see 6 unique reasons in no particular order
(again, since no official order appears to have been published).

1. Mountains
2. Lake
3. Real estate incentives
4. Social life
5. Convenience
6. Demographics
