I am selling my home and will have up to $4 million dollars to invest. Over the years I have held many mortgages, notes and land contracts secured by real estate (probably more than 100 over the past 30 years). All this was in my years in real estate in Grand Rapids, Michigan. I always did well with these instruments secured by real estate, because if the loan to debt ratio is 60% or 70%, I know I?m always going to get paid ? sooner or later. Now that I am ready to retire, I?d like to spread my equity out into these same types of instruments because I?ve always been able to get a 10% return, predictably and reliably. My question: I am out of the real estate market. Have been living in SanDiego for 10 years. My contacts to buy these are gone. Can you steer me to a source where I can buy. OR? perhaps and even bigger question? do you have SOLID investments that will yield 10%? |

If you are a California resident, and you probably are living in San Diego, you can contact California Mortgage and Realty. (www.cmrfund.com) I believe they have a private fund that invest in commercial mortgages with low LTVs and returns around 12%. I came across them when researching investment opportunities - I am not affiliated with them at all. I know there are other similar companies out there, but you will have to do a lot of research to find them. |

What about if you will try Switzerland or Germany real estate investment opportunities? With your equity capital you are in position to buy long-time fully leased commercial properties with swiss bank mortage credit and own it all time. After paying all yearly proceeds sometime you will be able to get up to 20% or even more (in rare cases) equity yield.
