I am interested in buying an invesment property in an area where the
rent I can charge would be greater than my mortgage payments. I am
looking to buy a home for about 200,000K which means that I need to
charge about $1,600 a month in rent to cover my costs.  I want a list
of 5+ cities/towns with populations of 30,000+, 75 miles or less from
major metropolitan centers of 150,000+ where 200K buys a house that
would rent today for $1600 or more per month.

In the late 1990s this wasn't hard to find... but I'd be quite
surprised if such a location exists today in the US.

You're been watching too many paid-TV ads on how to make a fortune in
real estate. Houses make very poor rental property investments. Rental
properties typically sell by the 100-units and cost $40K-$90K per
unit. If you're talking about 'flipping' a property, that's not
renting, that's pure speculation.
