I am in the process of taking a future rental stream and turning it
into a capitalized lease.   However the rental requires a security
deposit.  When capitalizing this lease, where do i account for the
security deposit?  Since it is a 20 year lease, do I also account for
the return of the security deposit 20 years from now?
