There has been a land slide at my apartment building in Georgia.  The
building was completed in 2002.  I bought in 2004 from the original
owner.  The plans show a specific land erosion control system that
appears to not have been installed.  Instead a different system was
used.
I am not sure this matters since the system failed in any event and
now an expensive retaining wall must be constructed immediately.
Does Georgia have a warranty period for new construction?

       Sorry about the cache string.  The title of the site is
 "DESIGN-BID-BUILD Construction Contract"  Warranty period is mentioned near 
  the end of it:  12 months.

I am afraid that doesn't look very positive for your case, but as one
site mentioned, it could be possible that a longer warranty period has
been specified, but you would have to see the documents for the
construction to know.

It would be a whole different can of worms to argue that the erosion
control system installed was not that in the plans you have seen. 
Possibly there was an agreement to accept this, thus maybe shifting
the responsibility to party that agreed.

This is not much help, I am afraid.

I was surprised at only a 12 month warranty on new construction.  In
California it is 5 years for not-obvious defects, and 10 years for
hidden defects.

Thanks myoarin, that 3rd URL indicated construction liability exists
for 6-8 years in Georgia.
