I used to work at a new condo development and some of our buyers had
the same complaint. However, there's nothing that you can do about
it. At the time you purchased your house, it was based upon current
market and financing conditions and the number of properties that you
had to select from. For your own personal reasons at the time, you
believed that the property you were purchasing was worth the amount
you were willing to pay. On the builder's side, the property he was
selling was worth the amount he was willing to sell it for. 6 months
later in the real estate market is significant. If prices went up,
the builder would not be able to cancel his contract with you, buy
back the property at the price you paid for it, then turned it around
and sold it for a higher profit.
All in all, I wouldn't worry about it too much. There are any number
of different reasons that some units sell for less. There's
independant factors such as location in a development, the way
sunlight enters each home, and other factors that cause some units to
sell much quicker than others. When you go to resell your home, some
of those same factors may provide advantages over the homes now that
are selling for less.
Don't sweat it too much. Builders would prefer to sell every home for
a set price and get out of it as soon as possible. However, keep in
mind that the next time you are buying a new development home and want
to pay the absolute lowest price, you might want to wait instead of
jumping in on a project close to opening. Make sure you have a
reliable real estate agent that is looking out for your best interests
and specializes, or has significant experience, in new construction
homes. It's a lot different than the resale market! |
