Presently, I live in a appartment in Montreal (Quebec, Canada) with a
commerce in the same building. The owner of the building (and the
mentionned commerce) said that I must pay a additioanl percentage fee
for the maintenance of that commerce. However, he systematiquely
refused to tell me how much that commerce's worth presently. To make
sure I would not be robbed, I need to know how much (per squared feet)
a commerce is worth in the Montreal Island. If more precision is
necessary, it's in the district of Emard / Cote-St-Paul (South-West
area). I would gladly accept either a direct answer or all the
necessary ways to find that information.

Therefore the price per sq. ft. is $1.45

The Régie du logement du Quebec (the Quebec Rental Board) provides
information on the rights and obligations under a lease and will
resolve disputes between landlord and tenants informally or by way of
formal procedures before a Tribunal.

The Régie enforces regulations on such things as legal rent increases,
noise, and vermin, payment of rent and eviction, and procedures on how
to approach your landlord to make necessary repairs.

?The mission of the Régie consists in informing tenants and landlords
of their rights and obligations under lease agreements, in promoting
agreement between the parties and, failing an amicable settlement, in
deciding disputes. ?and, ensures that tenants' rights are protected.

The Régie du logement is both an information body and a tribunal with
adjudicatory powers in disputes involving lease agreements for rental
housing.
 
Information body 

The Régie offers desk and telephone information service at all of its
offices throughout Québec.

It informs tenants and landlords of their rights and obligations under
dwelling lease agreements in order to prevent disputes caused simply
through ignorance of the law.

Tribunal 

In addition to promoting harmonious relations between tenants and
landlords, the Régie decides the disputes submitted to it when the

Some information from the FAQ:

Can a tenant refuse the rent increase asked by the landlord ? 

A tenant can refuse the rent increase by giving a written answer to
the landlord in the month following the rent increase that he received
from him.

If a tenant refuses the rent increase asked by the landlord, can he
force the tenant to move ?

No. 

If the tenant refuses the rent increase, the landlord will have to go
at the Régie du logement to file an Application to modify the lease.
It is a different case if the building was built or transformed for a
period of less than five years.

I kept your recommendations and informations in with that as a start,
I did additionnal researches and I asked the Regie du Logement to help
me in that matter. There will be a supervised evaluation between me
and the landlord/onwer very soon. With the infos I now have, I already
know now that he did tried to steal from me with a unecessary high
rent increase overall and it will show up during the evaluation
process. You give a excellent and complete answer. Thanks
