Question ID: 756997
I only want to know that funding sources of the
http://www.icommercialfinancing.com/ global brokerage organization
can "process" my loan application for purchase of real estate
property for comercial investment ?? I only need
'confirmation' of my above mentioned statement because I know that
above mentioned international brokerge organization has the capability
to arrange any type of funding request of the borrower and even it can
arrange the most difficult loans of the borrower.

Howdy Shoaib,

It might help researchers to know exactly the circumstances (type of loan,
the assets, terms, what information would be provided, etc.) under which
the loan would be expected to be provided.

financial advice products could provide an immediate solution to the
financial needs that you outline above.

Howdy Shoaib,

It does not appear that Alan Enterprises and J. Alan Enterprises (JAE) have
anything to do with each other, and have different addresses, owners, etc.

Please note that J. Alan Enterprises deals with larger amounts than your usual
financing requirements.
http://www.j-alan.com/services.html

"We specialize in securing commercial financing and investment for projects in
the United States and Canada with minimum loan amounts from $2,000,000 (USD),
Mexico, the Caribbean, Central and South America and Europe with loan amounts
from $5,000,000."

On the above page they go on to state: "Prior to accepting a project, JAE?s
team determines project viability by conducting extensive due diligence at no
cost to the borrower."

Even though there would not appear to be any costs associated with the start
of the process, that is, during the due diligence stage, this is not to say
there would not be fees later on that could not be rolled into the loan.

To be blunt, I think the chances of your usual proposal getting through their
due diligence would be slim to none.

Although you might be expecting a positive answer, unfortunately I can
not provide one for you. I imagine if you had an impeccable business
plan, there might be some angel investor that could be interested, but
you would still need to bring an additional aspect to the deal. That
would have to be prior successful experience with these types of deals.

Hi Shoaib,
Have you seen this page of the website? Column 1 indicates the types
of documentation that is expected.
The mention in column 2 of "our third party reporting system" suggests
to me that this may be a service that ICommercialFinancing will insist
is necessary, probably for a price.

http://www.icommercialfinancing.com/help.htm

The website pretends to have more depth than it really does, offering
clicks to more information that either don't work or get a 401
message.

Shoaib,
In your requests for clarification of 18 August you asked only about
the one international broker website. You did NOT ask Denco to supply
contact addresses of "any other" brokers of icommericialfinancing.com.
Furthermore, it is extremely unlikely that one broker site would
provide links to competing brokers' sites, and, furthermore, on the
site of icommericialfinancing.com there are no links to similar
websites. And, as you will have noticed on previous questions, this
request goes beyond what was asked in the the original question.

Denco's answer provides all and the only information that can be given
in reply to your question and requests for clarification.
No one can tell you whether or not lenders will actually give you a
loan on the conditions that you mention. The ONLY way to find out is
by making an application for a loan.
This applies to lenders ANYWHERE, for ANY borrower, including my bank.
If I applied for a loan, it would want documentation of income and
ask for security for a larger loan, even though I have had an account
with the bank for over 30 years.
Don't think that a lender that does not know the borrower will be less
demanding, regardless of what a website says, remembering that website
brokers are just advertising their own services, trying to get people
to apply; they are not the lenders and do not care whether those
people can actually get a loan, as the website from your previous
question pointed out: "we don't know who you are ..."

Myoarin commenter please note that you now cannot 'deceive' me because
I have now lot or great experience of funding and in response to your
above comment please note that banks are "more traditional lending
insitutions" so therefore its borrowing requirements are very rigid so
therefore bank would ask you to provide proof of income and security
for the loan so therefore banks should "not" be considered preferrable
choice for funding and I am sure you have now no answer available in
response to my above statement and regards from Shoaib.

it would become almost impossible for you to post any negative comment
about that specific company and thanks for that and best regards from
Shoaib and I am looking forward to hearing from you for that purpose.

Hi Shoaib,
Concerning your last Request for Clarification above:
Denco and all other Researchers are not obligated to answer any question.
If they want to make the effort, they do their best to try to answer a question.
If they feel that they cannot provide a satisfactory answer, they do
not have attempt to do so.
Of course, they want to help, but some questions are much more
difficult - or impossible - to answer, although the question itself
is clear and direct.
They do not have to explain why or post a clarification/comment saying
that they do not want to attempt to answer a question. Many, many
questions do not get answered, as has been discussed on questions
about the matter.
Regards, Myoarin

Howdy Shoaib,

Although you might be expecting a positive answer, unfortunately I can
not provide one for you. I imagine if you had an impeccable business
plan, there might be some angel investor that could be interested, but
you would still need to bring an additional aspect to the deal. That
would have to be prior successful experience with these types of deals.

Looking Forward, denco-ga - Google Answers Researcher
