What is the value of 3716 Carlson Circle, Palo Alto, CA 94306?

Clarification of Question by asker94110-ga on 15 Sep 2006 19:11 PDT
My mother passed away almost 2 years ago. My sister and I inherited
her house as tenants in common, 50-50. She lives there and I have no
interest in living there.
My father wants to buy my share of the house, and we just need to know
the value of it before. What is the value of 3716 Carlson Circle,
Palo Alto, CA 94306?

It is a 4 bedroom, 3 bath Eichler. I can provide other details as necessary.

Thanks very much!

asker94110-ga,

Thanks for your question, and the additional information in your clarification.

A site called zillow.com provides house values, and for some sections
of the country, their data is very good, very up to date, and very
comprehensive.

Fortunately, Palo Alto is one of those areas, and zillow puts the
value of this address, as of September 1, 2006, at $1,140,125, with a
likely range of $1,037,514 - $1,242,736.

In addition, the site provides a fair amount of detail about the house
and property, most of which you are doubtless aware, but I'll repeat
here for the sake of completeness:

3716 Carlson Cir, Palo Alto, CA 94306

Residence: Single family
Bedrooms: 4
Baths: 3.0
Total rooms: 7.0
Sq ft: 1,811
1st floor finished sq ft: 1,488
4th floor finished sq ft: 323
Additions finished sq ft: 323
Lot size: 6,098 sq ft / 0.14 acres
Lot depth: 93
Lot width: 67
Year built: 1952
Garage sq ft: 185
Construction type: Wood frame
Construction quality: 6
Parcel #: 13224036
County: Santa Clara
Zillow Home ID: 19503027
Legal description: TRACT 892 BLOCK 9 LOT 36

I suggest you visit zillow.com and search on the property address
yourself, as the site provides additional information, such as maps
and graphs, that can't be reproduced here. For starters, head to:

http://www.zillow.com/

and enter the street address and city/state/zip in the appropriate search boxes.

Zillow will produce maps and tables with home values, comparables in
the neighborhood, and links to explanations of their methodolgy, if
that is of interest.

I trust this information fully answers your question. However, please
don't rate this answer until you have everything you need. If you
would like any additional information, just post a Request for
Clarification to let me know how I can assist you further, and I'm at
your service.

All the best,

pafalafa-ga

Hi -- I would like to obtain a formal estimate, in writing, by an
appraiser/realtor. I wanted to find such a person through this
posting. I had already heard of zillow. I hope you can find me a
person in the area (Palo Alto or San Francisco) thanks so much for any
other ideas and advice on how to justify the value of the house or a
reference to a great realtor/appraiser.

Hi Asker94110-ga,

I am sure that Pafalafa would have tried to respond to your Request
for Clarification to give you the type of answer you define there.
In your question, however, you asked specifically for a valuation of
the house, a dollar amount, not for reference to an appraiser.

It would have been more appropriate to postpone rating the answer
until after a response to your RFC, as Pafalafa suggested.

you're right. I hope I can update/change the rating if Pafalafa's
suggestions turn out well; I think they will. Sorry, I am rather new
to the process here.

Don't worry about it. I don't think the rating can be changed, but c'est la vie.

The main thing is (and always is) getting the best information in
response to a question, so I hope the list I provided turns up some
good leads.

All the best,

paf

P.S. And thanks to Myo for his kind intervention.

Hi asker94110-ga!

Pafalafa is a colleague of mine is really a very good researcher and
gives everyone so much value for money. I realize that you realize the
mistake of rating so fast so thats ok. Anyway here are some tips so as
to make your future experience with Google Answers more successful.

The problem that came up with this question is two-fold.

1. You did not say that you want "a formal estimate, in writing, by an
appraiser/realtor" in your original question. We can only work on the
original query since that is what faces us at that moment. I am sure
that if you put that qualification above, researchers would have taken
note of it before proceeding with an answer.

2. Please be reminded as well of the disclaimer below:

"Answers and comments provided on Google Answers are general
information, and are not intended to substitute for informed
professional medical, psychiatric, psychological, tax, legal,
investment, accounting, or other professional advice."

So any answer you will going to get here is really general information
only and isn't comparable to professional advice lets say of a
realtor. But the information though will be of great value to you as
what happened here.
