I would like to find out the names of the various real estate brokers
that sold each individual condo at a particular condo conversion
project. Public records only show the purchase price and the deed
stamped with the various title companies. Is there any way get a list
of each of the brokers/agents that sold these units in the Tampa Fl
area? The MLS listings are not complete.

I am an admin assistant for an agent in Seattle and frequently search
public records and update listings in the MLS, etc. Here, you can
search listings by address (any criteria) and the agents (both sides)
are visible and readily available. This is true even for sold listings
several years back. When a property is "SOLD" (closed, not pending),
--in order to change the MLS status from pending to SOLD, one must
enter the buyers name, the selling office ID (not agent ID), and final
sales price.

Are you saying this is not the case in Tampa? 
What do you mean the MLS listings are "not complete?"

My understanding is that the MLS listings are created on a voluntary basis
and only as accurate as the information provided. We are looking for a
complete listing.

Sure, the MLS is "voluntary", but any realtor that does not subscribe
to the MLS (or in inferior alternative) is not going to sell many
homes.

The MLS is the most complete listing, period. As far as your question,
a broker listed the entire project of condo cenversions, say 50. Then,
it was listed in the MLS. As different realtors scanned the MLS
looking for suitable available properties for their buyers, they would
call the listing agent and "show" the property/ies. The selling agent
is listed in the P&S agreement, and upon becomeing sold CLOSED (after
Pending) the selling agents Office ID must be entered into the MLS,
along with the buyers last name and final sales price.

That's as good and complete as it gets.

I think the easiest way to obtain the information would be to knock on
doors and ask each unit's new occupants --the buyers, who represented
them. Create a short survey and hire a company to do this for you.

The listing agent could possibly be helpful by simply calling him and
asking for the major players names. He did have his finger in every
pie. Of course he's under no obligation to tell you, and may not be
legally able to depending on the rules there.

The "selling office ID" must not be a required field in Tampa.

I have been thinking, since each MLS office is independently owned,
entering the selling office ID may not be a required field to change
status.
