Looking for instances in which Landlords or Developers buy out current
tenants from their lease.  Specifically demolishing industrial sites
(buying out the industrial tenants) and building retail centers.  

Size of tenants 
Size of the industiral center 
Size of the retail center being built
Retail Anchor Tenants
Value of buyout to former industrial tenants.

Alternatively suggestions on calculating what a proper buyout fee
should be would be suitable.

I think that there are many variables:
How long does the lease still run?
What facility does the tenant have there (offices, production plant,
...) and the cost of relocating, perhaps also the value of maintaining
the address or its convenience to employees, customers, suppliers,
transportation?
What does state law say about condemning a building with a tenant?
How good are the tenant's nerves in the face of sub-legal activities
to drive him out?  (accidentally breaking water, power, gas, telephone
lines while digging up up the access to the property, or the like;
harassment of staff and customers)

Is the development project something local government is supporting?
What financial effects will sticking it out in a possibly disruptive
situation have on operations?

If you do check back, you will have discovered that the email
notification system does not work.  Check back again  - and maybe
complain the editors (see below) that the FAQ statement that you would
receive email notification has been a great nuisance.
