We gave a business tenant a 3-day notice to provide a binder showing he has business package insurance coverage, primarily liability (no auto or truck). He had his insurance agent tell us it wasn't possible to get it that quickly. Our own agent said it was possible. The tenant is an interstate trucking company, but, again, we weren't asking for coverage on his vehicles. Who's right? Payment flexible; depends on credibility of person who answers. | |

"...Payment flexible; depends on credibility of person who answers..." google answers doesn't really work this way. any researcher who honestly thinks they have answered your question can post an answer and collect the full fee (subject, of course, to your requests for clarification). you might want to be proactive and consider what type of "credibility" you want, exactly, and post a clarification now so researchers know what it is you consider worth $100. just a free comment from the peanut gallery. -cab |

I have purchased small business "general liability" insurance twice in my life. The process was the same. Discuss the business over the phone with the agent (I used Ohio Casualty: http://www.ocas.com/insurance/BI-Main.asp ), then simply go sign the policy papers and you're done. It was all over in a day both times. I would call an agent at the link above and explain the situation and ask if there are special considerations for that type of business. If they say they can do it in a couple days then forward the Agent's name to your tenant. |

First, I expect that the three day period has already been exceeded, or will be shortly. How important is that really? If the tenant is already under contract, does a couple of days matter? A new insurance policy is not going to cover any existing situation. Both agents may be right - about the way their own insurers do business. What is gained by not allowing the tenant to allow his insurer to take a reasonable period to set up the coverage. Just a free comment. You should also note that the email notification system is defunct, so you need to check back by yourself to see if an "answer" or other comments have been posted. |
