NEVER buy property without title insurance. The title company will do the search for you and insure the property against liens. |

When I recently bought my house I had a choice of either paying $1200 for title insurance or checking the property myself. I went to the local courthouse and the charming people there just needed the name of the vendor in order to pull up all of the details I needed. At a glance I was able to see that there were no liens and two mortgages. To look was free, to get a hard copy was $5. Of course if you are getting a mortgage you will have no say in the matter but remember if a title search has been conducted in the last 10 years you should be able to negotiate a discount on the outrageous fee. |
