I am looking for data to assist me in determining the feasibility of
developing a condominium complex in Hoboken, New Jersey.  The
development would take place on 0.63 acre (27,400 sq ft) of unimproved
land located at 720-732 Grand St & 727-733 Adams St, Hoboken, NJ
07030.  The complex would be 20 stories high, with underground parking
garage, indoor gym and swimming pool, front doorman, security, loading
dock, etc.  The development would begin now and be completed in 2
years.

Below is the data I need:

1) Likely macroeconomic economic trends between now and completion date
- GDP growth, interest rates, inflation rate, variations in my
specific geographic area relative to rest of country
2) Important microeconomic factors that will impact the development
- Supply and demand factors affecting local housing market, condos, etc
(current and forecasted)
3) Total market for condos in area (Hoboken, New Jersey)
- Percentage of market that would potentially be captured by development
- Existing and potential competition
4) Current demographic situations and trends and how they will impact
the development
- Population mix (age, race, income, employment, etc), growth, trends, etc
5) Effect of development on economy
- Likely impact of construction on local economy as well as subsequent
impact of condo on the economy

The following need not be considered:

1) Environmental considerations
2) Cross regional effects
3) Taxes, subsidies, zoning considerations and other government
regulations/oversight
4) Financing, cost of construction, other financial issues

For every response to my question, I need the most up-to-date data and
legitimate, verifiable sources and website links where applicable.  If
one source cites another source, I need the original source.  I will
provide generous tip (minimum $25) for an excellent response.
