I found the Perfect House.  I have the address, how do I find out who
owns the property and are there websites that offer free real estate
comparisons (comps) (in the San Diego area) so I can make a
"reasonable" offer?    Thanks!!

By comps I mean comparing 3BR 2BA to a similar 3BR 2BA in the same
vicinity.  I don't want to compare apples and oranges . . .

Your town or city clerk's office should be able to help you with who
owns the property.  They may direct you to a tax office or an office
that registers deeds or titles.

Your local public library may have a "cris cross" directory in which
you can look up an address to see who is living there - not
necessarily who owns it.

If you know the address, why don't you write "To Owner/Occupant" at
that address, and ask if the property is for sale?

The web site www.homegain.com offers comps on properties. Its not as
accurate as a realtor doing a cma but it will give you an idea of
comparable properties. They actually draw a circle around the
"subject" property and average the actual selling price of all homes
in the area.  That would mean, of course, that properties that sit on
ocean front would be compared to homes blocks away but if the property
you are looking at is in the middle of a subdivision then you should
be able to get an idea of price structure.
