I am interested in purchasing a home in Boulder Creek, California.
The home rests on a hill, and the lowest corner of the house has
cracks in the foundation, and examination of the interior shows signs
of settling. I want to properly price the cost of repairs into any
offer I make, and know that foundation work in Santa Cruz county will
require at least 3 people for proper permitting:
1. A Geologist to perform core samples on the Soil
2. A Geotechnical Engineer to create the plans
3. A licensed contractor to perform the repairs
All three should regularly work on mountain property in Santa Cruz
County.
My Research request: I want to obtain a list of qualified people who
fill these roles, and what I might expect to pay each individual,
especially in the current economic environment.
I am aware that the severity of the repair may affect the costs, cost
ranges are acceptable.
The home is 1600 sq. feet, and rests on a perimeter foundation, it is
a "typical" residential home. I expect a best case scenario is that
the topsoil is simply eroding down the slope due to poor drainage,
requiring foundation jacking and patching, and some good drainage
ditches. I think
a worst case scenario is that the entire slope is slowly sliding down
over the bedrock, and that several 10-20ft long caissons may be
required to stabilize the slope |
