I am an owner of a restaurant in the Poconos (Northeast PA), and am
seriously looking at the opportunity of leasing my property (1 acre of
commercial land) to a franchise restaurant.  The surrounding area is
quickly developing into an even higher tourist destination for many
weekend vacationers (mostly New York, New Jersey, some local), with
the construction of the Great Wolfe Lodge Water Park
(www.poconosbest.com/resortgreatwolflodge.htm), and with the ongoing
expansion of several current resorts very close by.

I need some help on how to market my 1 acre commercial property in
order to lease it to any franchise restaurants that might be interested.
 I am currently working on a website, describing the property, the
county (Monroe County), nearby resorts/businesses, and current
developments.  Do you know of any articles, books, or websites which
may have more information on attracting franchises, or any advice on
how to market my website (which I hope will be up and running by late
Jan) or any other advice you might think may be of use to me.

I have found a lot of information about real estate developments
around the area.  I am much more concerned about how to market my
property and attracting a franchise restaurant to lease (not to buy).

Having done this for several years I suggest the following.
1. Post it on loopnet.com
2. Put a package together with maps, photos , newspaper articles and
facts, not opinions and fedex it to the Director of Franchise
operations at a few dozen operations of the type you feel would fit
best. Followup with a call of which there will be many as there are
significant amounts of people who are doing the same and trying to get
their property occupied.
3. Find a company that does all this for you. Best bet as they get the
phone answered. Restate your question and search for companies that
match properties with franchise operations.
4. Get prepared for doing a build/remodel to suit and the initial
financing that goes with it.
