I've found a lot of webpages with people complaining in a speculative way about what happens when a Super Wal-mart opens nearby. Sometimes they complain that it is a blight and drives down property values, other times they complain that it drives up their values and thereby their taxes. None of this seems to be backed by any data. My hunch would be that a Wal-mart Supercenter might drive down the price of immediately surrounding residential property, but might increase the value of residential property located slightly more distant due to the improved shopping it brings. What I'd really like is documented data for what happens to residential property values in a roughly five-mile radius around a new Wal-mart Supercenter. The successful answer to this question will provide links to actual studies or news reports on the true impact that a Wal-mart Supercenter has on nearby residential property in the several years after opening. |

Interesting data - but hard to glean out the impact on residential property values in the surrounding neighborhood. More emphasis is on impact on competing commercial property... |
