Howdy Shoaib,
From the AP Venture Capital (APVC) Ltd. web site section on due diligence.

"At the beginning of the process, you should expect requests for your latest
business plan; product data sheets and literature; analysis of competitors;
organizational chart; capitalization structure and shareholder information;
historical balance sheet, cash flow, and income statements since inception;
forecast balance sheet, cash flow, and income statements (possibly up to 5
years out); current operating budgets compared to actual; detailed budget
and revenue forecasts; tax filings; description of leases."
THe following is from their "Our Service" page.

Whatever your corporate financing needs, we have the experience to advise,
structure and arrange complex financial packages for you in the private
and public sectors seeking innovative and cost efficient facilities."
My reading of the above is that although it appears that APVC can handle
complex non-institutional real estate mortgage loans in Africa, Asia and
Europe, it would be most likely that they would not do non-conforming loans,
probably do not work on projects in Mexico, the area of the world you usually
emphasize, and almost certainly would not do financing that would cover all
of the closing costs.
If you need any clarification, please feel free to ask.
