Howdy Shoaib,
In an extensive look at the AngelDeals.com web site I did not find
anything that even came close to your needs.
http://www.angeldeals.com/
For instance, a search under the "Investment Banking and Broker Dealer
Firms" section yields Raymond James & Associates.
http://www.rjcapitalmarkets.com/
"We provide the full spectrum of investment banking and capital markets
services, using an industry-focused, knowledge-driven approach, backed
by our renowned equity research team."
The following is from their real estate page.
http://www.rjcapitalmarkets.com/industry_1300_main.asp?indid=78
"The Real Estate group focuses on Real Estate Investment Trusts (REITs)
of all kinds, plus selected companies in the Housing and Lodging sectors."
Not even close to being a match for you.
The AngelDeals.com "Opinions/Questions" area is not a good sign.
http://www.angeldeals.com/help/
There are only 4 posts for 2005, two of those are spam, and one is a
question for the people who run the web site, posted on July 26th, which
still has no answer.
I could go on, but it would be to no real purpose. Again, what you are
looking for does not exist on this web site.
If you need any clarificiation, please feel free to ask.
Search strategy:
Search the web site in question as outlined above.

Denco researcher please note that according to my opinion your answer
is not totally correct. Denco researcher please note that angel
investors are ?private investors? and private investors can
provide loan for any purpose and because private investors does
not necessarily provide institutional loans and they also
provide non-institutional non-conforming loans because they are
private lenders and private lenders can also provide
loans/finance for those projects in which ?high risk? is
involved and commercial banks or any other institutional
financial organization does not come forward and provide
non-institutional non-conforming loans and also those
financial organizations does not provide loan/finance for those
projects in which ?high risk? is involved for example
start-up businesses involve high risk and therefore in these
situations ?only? private investors come forward and provide
loan/finance for any real estate project but please note that
private investors also take considerable amount of Equity or
share in the project depending in the complexity or risk
involved in the real estate project. Denco researcher please go
to the following website address in which general information
about angel private investors has been provided :
http://www.entrepreneur.com/article/0,4621,277472,00.html
Denco researcher you will notice in the above mentioned website
address it is written that angel private investors provide
loans/finance for those projects in which commercial banks or any
other financial institutions are not wiling to provide loans because
of ?little or no assets? of the borrower and in which also
?high risk? is involved for example those start-up business
ventures in which borrower has little or no assets and in
those businesses in which there is ?no customer base or
sales track record? and therefore in these situations ?only?
private investors or angel private investors come forward
and provide loan/finance for any real estate project
regardless of the magnitude of complexity or risk involved in the
real estate project but please note that private investors also
take considerable amount of Equity or share in the project
depending in the complexity or risk involved in the real estate
project and in the end of above mentioned website it is also written
that "but for the entrepreneur willing to give up some equity and
perhaps share some decision-making, angel terms can provide an
?excellent funding source? for new venture development".
Denco researcher please also go to the following website address of
Miami global capital investments organization OR www.miami.cc
and please note that this international financial organization
also works with its ?private investors? and therefore this
organization specializes in the ?non-institutional
non-conforming loans? and this organization has the expertise to
underwrite even the most difficult non-institutional
non-conforming loans and Denco researcher please note that in its
following webpage address it is written that ?all closing
costs OR soft costs can be included in the loan amount without
personal guarantees as indicated in its following webpage address :
http://www.miami.cc/loanprograms.htm
The following key information has been provided in that webpage address :
Key Benefits of our international loan programs:
· International loans. Please e-mail us first, for loans out of The
Americas boundaries.
· Low interest rate based on the Prime Rate.
· Closing costs can be included in the loan amount in some cases.
· Up to 90% of land, all soft and hard costs of the project can be
financed in some cases
· Non-recourse loans
· Refinance your high interest rate loan
· No prepayment penalties.
· Click here for the property types that can be financed
and this Miami global capital investment organization also does
not charges any upfront fees from its borrowers for arranging above
mentioned loan/finance but please note that international organization
only provides upto 90% loan-to-value loan and does not provides 100%
loan-to-value loans for any real estate project.
So therefore Denco researcher after reading the above information
please provide to me ?clarification? of my above mentioned
statement and many thanks for that help from Shoaib.

Howdy Shoaib,
In the context of your question, I was absolutely correct in that the
site in question does not provide any resources for you.
If you search the "Angel Investing Groups" area for real estate,
there is only one result, Tri-State Private Investors Network.
http://www.angelinvestorfunding.com/
Unfortunately, their regional preferences are New Jersey, New York and
Pennsylvania, none of which qualify for "international."
In fact, if you look at the entire list under "Angel Investing Groups,"
you will note that none of them meet the "international" requirement
of yours.
Even though the term "angel investor" does indeed traditionally mean
an investor that does take on high risk or complex deals, it does not
mean there are very many, and none on the web site in question, that
will take on an extremely high risk proposition.
You asked if the "AngelDeals organization can provide international
strategic financing for mortgage loan and Equity/Collateral finance
for any real estate project" and, again, I could find no resource on
that web site that could provide such financing.

Denco researcher thanks for your above mentioned help but Denco
researcher you had not provided response for above mentioned Miami
global capital investments organization according to the information I
have provided above because that international funding organization
also works with 'private investors' so therefore please provide the
response of that international funding organization as mentioned above
? Thanks for that help from Shoaib.

Denco researcher please also take a look at the following website
address and you will notice that it has been written in it that angel
investors provide "informal capital and angel investors provide
informal investment and angel investors are informal investors" and
please note that informal means; "not according to the
recognized forms or rules" so therefore it means that "capital and
investment" of angel investors does not contain any recognized forms
or rules and are therefore totally free and because angel investors
are 'private investors' and therefore it means that angel investors
can also
provide non-institutional non-conforming loans and that website is
indicated below :
http://www.smallbusinessnotes.com/financing/angelinvestors.html
So therefore Denco researcher
please provide to me ?clarification? of my above mentioned
statement and many thanks for that help from Shoaib.

so therefore it means that angel investors

Equity finance" for any real estate project.

Howdy Shoaib,
Please notice the following on the same page, at "Small Business
Notes - Angel Investors."
http://www.smallbusinessnotes.com/financing/angelinvestors.html
"The "average" private investor ... invests $37,000 per venture.
...
What Does an Angel Investor Expect?
...
... financial plan (tax returns, profit and loss forecasts, pro
forma cash flow analysis and balance sheets, 5-year projections)
..."
So, no, it does not look, from the web page you provided, that
angel investors will provide "non-conforming loans," otherwise
they would not be looking at the financials in such depth.
The bottom line is not the many definitions of angel investors,
but rather whether angel investors are a good match for the
ventures you are usually discussing. My research, and personal
experience, indicates that is not the case.
