Howdy Shoaib,

My apologies as I did not understand you wanted to know the best selections
from the dropdowns in the questionnaire for your requirements.

For "Industry Type" select: Real Estate
For "Property or Project Type" select: Hotel & Resorts or Residential
For "Loan or Investment" select: Acquisition or (or if you are presenting
it as such) Equity Participation

That said, I still think you should do as I suggested above, and type up
the text formatted questionnaire, and explain, just as you have above,
your exact needs for your project, such as the following:

"I seek a 100% loan-to-value real estate mortgage loan or specialized 
equity financing or loan without personal guarantees to pay for either 
all of the closing costs or the soft costs for the purchase or acquisition
of real estate property as a commercial investment."

Then you could go into the details of the property/project you have in
mind, and whether you will offer an equity position or participation,
etc. for the repayment of the loan/financing/investment.

The trouble with the questionnaire and the dropdowns in question is that
there is no way for them to accurately reflect the type of project you
have in mind.

I think if you type up a proposal that addresses the questions that are
outlined in the questionnaire and email it to the info email address, you
then have the ability, power and opportunity to present your ideas in a
much more convincing format than the preformatted questionnaire would
ever allow you.

condominium  located in the prime  Cancun  resort  area of  Mexico
country for commercial  investment  so therefore in the above

then  according  to my  opinion  that  selection  would  be  'perfect'

Howdy Shoaib,

As I pointed out, "dropdown" questionnaires very rarely result in
"perfect" results, as many times the "dropdown" selections are too
restrictive.  That said, yes, I think that "Special Project Funding"
is probably more descriptive of your particular needs.

The selection "Acquisition" has the same meaning as "Purchase" in the
context of this questionnaire.  But, as your project is a "commercial
investment," I think for "Loan or Investment" you should select just 
that ("Investment") instead of "Acquisition" or "Purchase."

This would make the "perfect" (as "perfect" as it can be, anyway)
selections as follows:

For "Industry Type" select: Real Estate
For "Property or Project Type" select: RE: Special Project Funding
For "Loan or Investment" select: Investment

The above describe your project perfectly, at least from those selections
available on this questionnaire.

From my reading of the home page of the FirstBroker Network web site, I
would conclude that it is very unlikely that they would consider "unusual 
or complex or even most difficult loans" unless it were to involve teams
with well established track records and probably substantial collateral.

Also, if you look at their "archive" page, only 285 out of 4435 projects
got funding between June, 1999 and October, 2003.  A low number of deals
funded indicates that difficult and complex are not their specialization.

While I agree that the reference to private investors would indicate they
can handle non-institutional loans or financing, their "Frequently Asked
Questions" (FAQs) page indicates without a doubt they will not handle
non-conforming loans or financing.
